Relocation Info
Over 5,000
people are relocating to Las Vegas each month and for good reason. Las
Vegas offers affordable housing, excellent schools and unlimited opportunities
for entrepreneurs and people of all kinds and ages.
A
few facts:
- The median
price for existing homes sold in Las Vegas is still only about $235,000. This compares with the

- At the
same time, existing home owners are experiencing excellent appreciation
rates of about 30% on average to as much as 56% in Zip code 89131 (Northwest Las Vegas).

- The per capita income for the city is $22,060 and the total population for the entire Las Vegas Valley, was about 2 million (April 2005). Click here to see this and other information about Las Vegas.
- Business
owners are not subject to corporate income tax or franchise, inventory
or unitary taxes. Residents pay no personal income tax. The minimal
tax burden means that Nevadans can keep more of the money they earn.

Valley consists of four major citiesLas Vegas, North Las Vegas,

Northwest/Summerlin
Summerlin is a 22,500-acre master-planned community, located Northwest
of the strip and professionally managed by the Howard Hughes Corporation.
It offers beautiful trails, parks and convenient shopping...all within
20 minutes from the strip. Red
Rock National Park is just 20 minutes away as well. That's why it
was rated America's best-selling master-planned community nine of the
past ten years.
A recent
article by the Las Vegas Review-Journal reported that Summerlin
homes in the 89144 zip code had appreciated by 47%. This compares with an already great appreciation
rate of 31% on average for the Las Vegas Valley as a whole.
The community is organized into 16 villages, each centered
around its own major park or golf course and schools.

Henderson/Green
Valley
Henderson is located just 7 miles from the Las Vegas Strip, and a
mile from beautiful Lake
Mead. It is one of America's fastest growing cities (U.S. Census)
and is the second largest city in the State of Nevada.
A recent
article by the Las Vegas Review-Journal reported that in Green Valley's
89074, 89052 and 89012 zip codes, homes had appreciated by 37-45%. This compares with an already
great appreciation rate of 31% on average for the Las Vegas Valley as
a whole.

Setting
Up Your New Home
Even before
you purchase or rent a place, you should consider things such as your
utilities, transfering your mail and any dues and taxes associated with
your new place.
Here are a few steps to follow.
- Forward
your Mail - The U.S. Post Office has forms, both at any office and
online,
for you to conveniently change your address and have any mail forward
to your new home.
- Is
your mailbox set-up? It may not be if your development is still
under construction. In this case, contact the US Postal Service to find
out when they will install a post box and start delivery. Meanwhile,
you'll have to go into your local post office for your mail.
- Contact
the Utilities at least one week ahead of moving. And, if you own
a house, be sure you're timely with your garbage service - if not, they
could put a lien on your property.
- Get homeowners insurance, if you're buying a home. Your mortgage company will require this, and you don't want to wait until the last minute to research and determine the best prices.
- Find
out about your homeowners association dues . When should you pay dues?
Most likely your mortgage company will make the first payment for you,
but you'll probably have to make payments yourself thereafter...again, to avoid any liens on your property.
- Check
your County Assessor records - The Clark County Assessor is in charge
of taxes for your property. Your mortgage company will most likely
pay your taxes for you, but you should always follow-up on this. You can always
check your county tax status and amounts due at: http://trweb.co.clark.nv.us/
- Contact
the Clark County Treasurer - They manage any Special Improvement
District (SID) taxes. This is billed to you twice each year, and typically
your mortgage company does NOT pay for this after the initial signing.
